Management is maximum service and tenant relations. Our main focus is to maintain
the lowest possible operating costs while delivering the maximum possible services
to your tenants. This, along with our construction administration, accounting, and
leasing expertise protects the residual value of the property. We understand that
a qualified, experienced and interested individual must maintain the relationship
between the tenant and the owner. Podolsky Northstar’s Property and Facility Management
staff creates strong tenant relationships that have resulted in high tenant retention
and maximum return on equity.
Management is operating costs. One of a property manager’s primary concerns is to
exercise preventive practices, rather than “putting out fires.” Constantly putting
out fires is a disturbance to the tenants and creates higher operating costs and
risks. Although each property is unique, to be competitive, it is essential to know
your strengths and weaknesses in each facet of operating costs. Our state-of-the-art
data management systems are put to good use comparing the buildings we manage to
average costs in the area served. This analytical work helps to support our Property
Management staff with goals to achieve, and our Brokerage Divisions with selling
tools easily demonstrating the best features of our managed properties.
Management is maintenance and repairs. Among our many responsibilities regarding
the overall management of the property, particular attention is paid to the implementation
and administration of all building operations. Podolsky Northstar strives to develop
and maintain positive relationships with vendors, supervise the quality and scope
of work on all contracts and review, on an on-going basis, all tenant spaces to
assure tenant compliance with lease responsibilities. Vacancies, when they do occur,
are treated with diligence to assure prompt showings, competitiveness and lease-up.
